One Local Agency Co. client has plenty to cheer about, having exceeded their own expectations with the sale of their landmark Paddington apartment.
The modern one-bedroom with generous entertainer’s terrace, 68/228 Moore Park Rd, recently sold for $780,000 prior to auction.
Despite selling during lockdown, enquiries were strong, and the final price came in comfortably over their ideal target, which was set pre-lockdown.
Situated on the doorstep of the new Sydney Football Stadium, the property’s location was a real selling point.
Listing Agent, Michael Stavrianos, said that the connection to Sydney’s sports scene was key to the marketing campaign.
“Normally having a major construction site across from a property would be an issue, but not with this one”, he said.
“Knowing the obvious appeal to sports lovers, we chose to lean into this, highlighting the benefits once construction is complete”.
“And, as the buyer is a keen sportsman, that approach clearly worked”.
While interest was strong, with around 140 enquiries made, COVID restrictions did have some effect on the sales campaign.
“We knew that continuing the campaign through lockdown would be challenging but we’re confident we’d still secure a great result”, Mr. Stavrianos said.
“To make it as easy as possible for potential buyers, we opened up online bookings for private inspections”.
“And, as the property was vacant, we used virtual staging to help those searching online to picture their potential lifestyle”.
Despite this, inspection numbers were lower than normal, with only 6% of enquirers choosing to visit the property.
But Mr. Stavrianos says the result speaks for itself.
“Even through these challenges, the property sold in 4 weeks, for more than the vendor’s reserve”, he said.
“This shows the market is still moving and there are still buyers to be found – you just need to know how to reach them!”
